FAQ: Can a landlord claim rent for the period after filing a case, until the tenant actually vacates the property?

Answer:

Yes. Under Dubai tenancy law, if the tenant remains in possession of the property after rent becomes overdue and despite legal notice, the landlord is entitled to claim not only the overdue rent but also the rent that accrues until the actual date of eviction. This includes VAT if the landlord is a registered taxpayer. The tenant remains liable for the full rent during the legal proceedings and until they vacate the premises.
