FAQ: The landlord demands a 30–40% rent increase in the middle of the contract term — what should be done?

- Check the validity period of the current contract — if it has not expired, the landlord is not entitled to increase the rent unilaterally.

- Request written justification for the increase.

- Verify the permissibility of the increase through the official Rental Index (RERA calculator).

- If the increase is unlawful — send a written refusal.

- In case of pressure or threat of eviction — file a claim with the RDC.

 

Legal Basis

The relationship between tenant and landlord is governed by Dubai Law No. 26 of 2007, as amended by Dubai Law No. 33 of 2008.

 

A landlord is not entitled to change the amount of rent during the valid term of the contract. An increase is possible only:

- upon renewal of the contract;

- subject to mandatory written notice 90 days prior to the expiry of the term;

- within the limits established by the official rental index.
